- Sellers are aware that the Online Advertising Service is available free on six monthly periods and may be renewed on agreement by The Pubshop Ltd and the seller.
- The seller agrees to pay a fixed fee only when his pub is successfully sold. The agreed price is £650 plus VAT per pub sale. The Pubshop Ltd reserves the right to amend the agreed fee at any time and undertakes to evidence that change in writing to the seller. The Pubshop Ltd warrants that if the pub is not sold then there will be no fee payable by the seller to The Pubshop Ltd other than any other fees or costs that may have been agreed.
- The Pubshop Ltd will display properties from sellers who have signed Sole Agency Agreements with another party so as long as the seller and the sole agent have an agreement for the seller to use a third party. The seller understands that he will be contractually tied by his obligations to The Pubshop Ltd, and that the fee shall still be paid to The Pubshop Ltd.
- The seller agrees that if the pub is sold via a third party (another agent or similar) whilst the seller is contractually tied by his obligations to The Pubshop Ltd, that the fee shall still be paid to The Pubshop Ltd.
- Sellers are aware that they can at any time transfer their Online Advertising Service agreement over to The Pubshop Ltd Brokerage Service, details of which are available from The Pubshop Ltd Website's main pages.
- When a seller removes a pub off the Online Advertising Service webpages, The Pubshop Ltd will charge the seller £650 plus VAT fee if the same pub is sold within twelve calendar months, to a purchaser who had registered with The Pubshop Ltd during the time that the pub was advertised on the Online Advertising Service webpages
- The seller must have and be able to demonstrate that he has the express permission of the property proprietor / landlord / brewery / company to sell on his pub. The purchaser needs to be completely satisfied, by using due diligence that this is the case.
- Where The Pubshop Ltd markets a property on its Online Advertising Service webpages there is no contractual link between the purchaser and The Pubshop Ltd, and the seller understands that there is a contractual relationship only between the seller and The Pubshop Ltd.
- Sellers are aware that where they instruct The Pubshop Ltd to advertise a pub at a price arrived at by the seller, that the seller understands that the price may not necessarily be achievable and that The Pubshop Ltd will reserve the right, after consultation with the seller, to remove the pub from the Online Advertising Service webpages.
- Any Barrelage or other statistical information provided on this website or by way of any other medium cannot be guaranteed as of their completeness or accuracy and accordingly, The Pubshop Ltd shall not be liable for any loss, damage, costs, expenses or other claims for compensation arising from inaccuracies or omission in such accounts/financial statements/information.
- Any valuations advised or provided by The Pubshop Ltd are for marketing purposes only and are provided for no other purpose.
- Any valuations are dependent on the information provided by the seller, The Pubshop Ltd does not warrant any figures used in such valuations and uses any figures provided in good faith. Purchasers are advised to complete their own due diligence regarding information provided by vendors to The Pubshop Ltd. Any advice or information provided by The Pubshop Ltd is provided in good faith, much information is a point of view based on experience and should not be relied upon as absolute fact nor to base financial decisions upon.
- Sellers understand that all negations, after an introduction has been made to an interested purchaser, are between the seller and the purchaser, unless the seller has expressly instructed The Pubshop Ltd to assist in the negotiations and or completion of sale. In this instance the seller agrees to pay to The Pubshop Ltd a Brokerage Fee, details of which can be found on The Pubshop Ltd main website's pages.
- Where the seller has transacted a sale to a purchaser the £650 fee is payable if the seller does not wish to proceed with the administrative side of the sale the Seller may transfer to The Pubshop Ltd's., Full Brokerage service at the fee current at the time for that service but the £650 fee for the Online Service will be waived in favour of the Full Brokerage Service Fee.
- Where appropriate all parties must comply with the directions of the Estate Agency Act, Property MISDESCRIPTIONS Act and any other statute in force regarding the sale of property.
- The Pubshop Ltd advises both seller and purchaser to instruct solicitors when negotiating agreements.
- Any pictures displayed on the website or any other appropriate marketing literature provided by The Pubshop Ltd or the seller are not to be relied upon, assumptions regarding fixtures and fittings in pictures should not be made and full due diligence must be carried out by the purchaser. The Pubshop Ltd does not guarantee to sell any property nor is The Pubshop Ltd under any obligation to market a pub.
- The Pubshop Ltd does not accept any liability for losses of any kind attributed to information provided in any medium by The Pubshop Ltd.

- discontinue the Online Advertising Service and the associated webpages.
- Any change to the current Terms and Conditions will take effect immediately after amended provisions are posted on the Online Advertising Service webpages and any other change aforesaid shall take effect on the date prescribed by any of the following:-
- a notice posted on the Online Advertising Service webpages; or
- an amendment to the Terms and Conditions as aforesaid; or
- by email sent to a User.
